The average cost to paint a house in Kansas City is $6,500. There are many factors that can affect the price drastically. Factors that affect the price of the exterior painting job:

Prep work

The first step to painting any exterior is power washing. This will help clean the surface, wash away dirt, and remove loose paint from the home.  A smaller home can take us a few hours to wash and larger homes could take us as much as a full day to powerwash.

One of the most important parts of painting the exterior of a home in Kansas city is caulking. Depending on your type of siding there may be very little caulking to do or as much as 2 days of caulking. 

If you have an older home or a home with raw wood that has been painted, there can be areas where the paint has failed that will require scraping and priming. Our exterior painters can spend as little as one hour scraping and priming or as much as a full day scraping and priming depending on the severity of the peeling paint. 

Tall gables, steep rooflines, sloped sides, obstructions, tall chimneys

If there are trees or landscaping impeding access to the area, it will take us more time to find a correct way to set up our ladders in order to paint. Sloped sides need special ladder levels in order to produce the work safely. Steep rooflines or very tall gables and chimneys also require a lot more ladder work to ensure we are not reaching across the ladder at those heights. Many times these challenges require one painter on the ladder and one or two painters holding the ladder at the bottom which increases the labor hours per job. In rare cases lifts, special scaffolding, and/or specialty ladders may be needed to reach certain areas. 

Amount of surface being painted

The more surface area on a home that needs to be painted the more paint, materials and labor will be needed to paint the exterior of the home.

Number of colors being painted on the home

The standard exterior paint job in Kansas city includes 1 body color, 1 trim color, and 1 accent color. If there are more colors selected we will have to clean out our brushes and/or sprayers to paint the next color. 

Trim and accent color just on front vs on all 4 sides
