Should I Power Wash My House Before Painting the Exterior?

As an experienced painting contractor in Kansas City, I often get asked whether it’s necessary to power wash a home’s exterior before painting. My short answer is always a resounding yes – we highly recommend power washing to ensure proper paint adhesion and a long-lasting finish.

The main purpose of power washing is to remove any built-up surface contaminants, loose dirt, loose paint, and debris like leaves on the roofline or gutters. These elements can interfere with the paint’s ability to adhere properly to the surface, leading to premature peeling, chipping, or flaking.

The Right Power Washing Equipment and Technique

To effectively power wash a home’s exterior, it’s essential to use the right equipment and technique. We recommend using a high-quality power washer with a pressure range of 2000 to 3000 PSI (pounds per square inch). This level of pressure is strong enough to remove stubborn grime and loose paint without causing damage to the surface.

When power washing, it’s crucial to maintain a safe distance from the surface to avoid any potential damage. We advise keeping the nozzle approximately 3 feet away from the surface at all times. Holding the nozzle too close can cause etching, gouging, or even denting of the siding or other materials.

Allowing Proper Drying Time

After power washing, it’s essential to allow the surface to dry completely before applying paint. Depending on the surface temperature and weather conditions, we typically recommend waiting 6 to 12 hours before starting to paint. However, other preparatory work, such as sanding or caulking, can begin sooner.

To ensure the surface is adequately dry, we use a moisture meter to check the moisture content. Ideally, the surface should have a moisture content of 25% or less to prevent any issues with trapped moisture, which can lead to paint failure or other problems down the line.
